September 2019 Market Update

Sales and listings stats are attached as of September 14, 2019. So far in September sales per day in Greater Vancouver are ahead of August of this year and significantly ahead of September 2018. The typical trend is to see sales in September decrease from the amount of sales in August. This month we are likely to see that change. New listings so far in September while above that of August are 13 per cent below the number at mid month in September 2018.  So, while sales are on the increase, new listings are going in the opposite direction and creating more pressure on new listings with the results being multiple offers, albeit with a cautious tone to them. The effect on prices is too early to tell, but this could likely be creating the bottom of the market many have been looking for.


Here is a summary of the activity so far:


Greater Vancouver –1,013 Units Sold so far in September 2019 compared to 717 Units Sold at this time in September 2018 and 1,167 at mid-month in August 2019. Total New Listings so far in September are 2,557 compared to 2,918 at this time in September 2018 and 2,161 at mid-month in August 2019. Total Active Listings are at 14,309 (13,242 at the same time in September 2018), Sales To Listings Ratio is at 40% compared to 25% at this time in September 2018.


Vancouver West - 181 Units Sold so far in September 2019 compared to 117 Units Sold at this time in September 2018 and 208 at mid-month in August 2019. Total New Listings so far in September are 523 compared to 544 at this time in September 2018 and 372 at mid-month in August 2019. Total Active Listings are at 2,391 (2,291 at the same time in September 2018), Sales To Listings Ratio is at 35% compared to 22% at this time in September 2018.


Vancouver East – 127 Units Sold so far in September 2019 compared to 82 Units Sold at this time in September 2018 and 126 at mid-month in August 2019. Total New Listings so far in September are 300 compared to 337 at this time in September 2018 and 195 at mid-month in August 2019. Total Active Listings are at 1,297 (1,448 at the same time in September 2018), Sales To Listings Ratio is at 42% compared to 24% at this time in September 2018.


North Vancouver – 61 Units Sold so far in September 2019 compared to 61 Units Sold at this time in September 2018 and 102 at mid-month in August 2019. Total New Listings so far in September are 225 compared to 286 at this time in September 2018 and 159 at mid-month in August 2019. Total Active Listings are at 889 (825 at the same time in September 2018), Sales To Listings Ratio is at 27% compared to 21% at this time in September 2018.


West Vancouver – 19 Units Sold so far in September 2019 compared to 11 Units Sold at this time in September 2018 and 25 at mid-month in August 2019. Total New Listings so far in September are 123 compared to 148 at this time in September 2018 and 72 at mid-month in August 2019. Total Active Listings are at 702 (752 at the same time in September 2018), Sales To Listings Ratio is at 15% compared to 12% at this time in September 2018.


Richmond –115 Units Sold so far in September 2019 compared to 85 Units Sold at this time in September 2018 and 126 at mid-month in August 2019. Total New Listings so far in September are 274 compared to 358 at this time in September 2018 and 273 at mid-month in August 2019. Total Active Listings are at 2,187 (1,864 at the same time in September 2018), Sales To Listings Ratio is at 42% compared to 24% at this time in September 2018.


Burnaby East – 8 Units Sold so far in September 2019 compared to 3 Units Sold at this time in September 2018 and 13 at mid-month in August 2019. Total New Listings so far in September are 27 compared to 28 at this time in September 2018 and 32 at mid-month in August 2019. Total Active Listings are at 157 (134 at the same time in September 2018), Sales To Listings Ratio is at 30% compared to 11% at this time in September 2018.


Burnaby North – 61 Units Sold so far in September 2019 compared to 33 Units Sold at this time in September 2018 and 49 at mid-month in August 2019. Total New Listings so far in September are 136 compared to 137 at this time in September 2018 and 122 at mid-month in August 2019. Total Active Listings are at 595 (519 at the same time in September 2018), Sales To Listings Ratio is at 45% compared to 24% at this time in September 2018.


Burnaby South – 46 Units Sold so far in September 2019 compared to 45 Units Sold at this time in September 2018 and 56 at mid-month in August 2019. Total New Listings so far in September are 125 compared to 121 at this time in September 2018 and 153 at mid-month in August 2019. Total Active Listings are at 803 (619 at the same time in September 2018), Sales To Listings Ratio is at 37% compared to 37% at this time in September 2018.


New Westminster – 57 Units Sold so far in September 2019 compared to 35 Units Sold at this time in September 2018 and 49 at mid-month in August 2019. Total New Listings so far in September are 101 compared to 122 at this time in September 2018 and 102 at mid-month in August 2019. Total Active Listings are at 494 (425 at the same time in September 2018), Sales To Listings Ratio is at 56% compared to 29% at this time in September 2018.


Coquitlam – 94 Units Sold so far in September 2019 compared to 65 Units Sold at this time in September 2018 and 113 at mid-month in August 2019. Total New Listings so far in September are 209 compared to 243 at this time in September 2018 and 203 at mid-month in August 2019. Total Active Listings are at 1,020 (1,009 at the same time in September 2018), Sales To Listings Ratio is at 45% compared to 27% at this time in September 2018.


Port Moody – 20 Units Sold so far in September 2019 compared to 14 Units Sold at this time in September 2018 and 25 at mid-month in August 2019. Total New Listings so far in September are 60 compared to 58 at this time in September 2018 and 52 at mid-month in August 2019. Total Active Listings are at 241 (221 at the same time in September 2018), Sales To Listings Ratio is at 33% compared to 24% at this time in September 2018.


Port Coquitlam – 33 Units Sold so far in September 2019 compared to 36 Units Sold at this time in September 2018 and 44 at mid-month in August 2019. Total New Listings so far in September are 72 compared to 87 at this time in September 2018 and 57 at mid-month in August 2019. Total Active Listings are at 342 (335 at the same time in September 2018), Sales To Listings Ratio is at 46% compared to 41% at this time in September 2018.


Ladner – 14 Units Sold so far in September 2019 compared to 10 Units Sold at this time in September 2018 and 19 at mid-month in August 2019. Total New Listings so far in September are 28 compared to 49 at this time in September 2018 and 32 at mid-month in August 2019. Total Active Listings are at 192 (185 at the same time in September 2018), Sales To Listings Ratio is at 50% compared to 20% at this time in September 2018.


Tsawwassen – 17 Units Sold so far in September 2019 compared to 11 Units Sold at this time in September 2018 and 14 at mid-month in August 2019. Total New Listings so far in September are 41 compared to 48 at this time in September 2018 and 35 at mid-month in August 2019. Total Active Listings are at 292 (236 at the same time in September 2018), Sales To Listings Ratio is at 41% compared to 23% at this time in September 2018.
